Hotel Junk Fee Compliance

All-in pricing · for US hotels, inns, B&Bs & vacation rentals

Show the total price first. Or risk a junk-fee complaint.

Since May 2025, a federal rule requires lodging businesses to show the full price — resort, cleaning and other mandatory fees included — before anything else. California, Colorado and other states have their own rules. We test your booking flow like a guest, fix what’s wrong and keep checking every month.

  • Real test bookings on desktop and mobile
  • Screenshot evidence of every price guests see
  • Website and booking-engine fixes done by us
  • Monthly re-test as rates and fees change

Where hidden fees hide

The price guests see first must be the price they pay.

Most independent properties don’t mean to hide anything. A booking engine shows the nightly rate, a theme shows “from $129”, and the resort or cleaning fee appears at the last step. Under the new rules, that is exactly the problem.

Resort & amenity fees

Daily fees for Wi-Fi, pool, parking or “facilities” added after the room rate.

Cleaning & service fees

Vacation-rental cleaning, booking or service fees shown only at checkout.

Card & processing fees

Surcharges for paying by card when there is no other way to pay.

Ads & listings

Prices in Google listings, social posts, emails and ads that leave out mandatory fees.

Why us

A checklist won’t fix your website.

Law firms publish excellent checklists, and big chains have teams to apply them. A 12-room inn or a cabin owner with their own booking site usually has neither the time nor the web skills. We do the testing and the fixing.

Typical route

  • Read a legal checklist and hope the site matches
  • Nobody tests the actual booking flow
  • Fees change each season and nobody re-checks
  • No record of what guests were shown

Xuru Total Price Check

  • Real test bookings, desktop and mobile
  • We change the website and booking settings ourselves
  • Monthly re-test with alerts
  • Dated screenshot evidence you can keep on file

01Is the first price a guest sees on your website the total stay price, including every mandatory fee (resort, amenity, cleaning, service)?
02Is that total shown more prominently than any nightly rate or other price?
03On room, listing and calendar pages, do you avoid “from $X/night + fees” style pricing?
04Are taxes and any government charges left out of the total clearly disclosed before the guest is asked to pay?
05Is the final amount clearly shown before the guest enters card details?
06If you charge a card or processing fee and offer no other way to pay, is it inside the total price?
07Are optional extras (parking, breakfast, pets, insurance) unticked by default?
08Does each fee have a plain name that says what it pays for?
09Do your ads, Google listing, social posts and emails that mention a price include mandatory fees?
10Do the totals on your website match what OTAs and Google show for the same dates?
11Have you re-tested a full booking since you last changed rates, fees or your booking engine?

Does the rule apply to small properties?

The FTC rule covers businesses that offer short-term lodging, including hotels, motels, inns and vacation rentals. It has no small-business exemption. State rules such as California’s and Colorado’s also apply to small businesses.

Can I still charge resort or cleaning fees?

Yes. The rules don’t ban fees; they require mandatory fees to be included in the total price you show upfront, and the total to be more prominent than other prices.

What about taxes?

Under the FTC rule, government taxes and charges can be shown separately, but they must be disclosed before the guest is asked to pay. Some state rules differ, so we check against your state.

We use a booking engine we don’t control. Can you still help?

Usually, yes. Many booking engines now have a “total price” display setting. We change what the engine allows, fix your own website pages, and give you a short written request for your vendor for anything else.

What happens if we don’t comply?

The FTC can seek orders to change practices, refunds for customers and civil penalties. Under Colorado’s law, guests can also bring claims after a 14-day notice. We can’t predict enforcement, but fixing prices is usually quick and inexpensive.

Is this legal advice?

No. We are a technology partner. We test what guests see and fix your website and settings. For legal questions, please speak to your own attorney.
